Northern Kentucky homes can require very different due diligence.

Older homes, hillside properties, river-adjacent locations, condos, renovated houses and newer subdivisions do not present the same questions. Depending on the property, buyers may need to think about age and condition, prior renovations, drainage and topography, flood risk, historic restrictions, HOA obligations, parking, title matters and future maintenance.

Inspections and other professional due diligence remain the buyer’s job to obtain where appropriate; Betsy’s role is to help you recognize the questions worth asking, understand the transaction, and keep the contractual pieces moving.

A lender can help you understand financing options, estimated cash needed, and a workable purchase range. Kentucky Housing Corporation also offers homebuyer education and various loan and down-payment-assistance programs for eligible buyers; program requirements change, so verify current terms directly with KHC or a participating lender.

Once you find a home, the strongest offer is not automatically the highest number. Price, financing, contingencies, inspections, appraisal, timing and possession can all affect the contract. The goal is to understand what you are offering—and what risk you are accepting—before you sign.

Do I need a home inspection?

The right due diligence depends on the property and contract. Kentucky’s seller disclosure form specifically notes that the disclosure is not a substitute for inspections a purchaser may wish to obtain.
